Welcome to THERRA Suites & Sunset Terrace.
These Booking Terms & Conditions govern all reservations made directly through our website, by email, telephone or any other direct communication channel.
Reservations made through third-party platforms (such as Booking.com, Airbnb or similar Online Travel Agencies) are also subject to the respective platform’s terms and conditions. In the event of any conflict, the conditions communicated at the time of booking through the respective platform shall prevail.
By confirming a reservation, guests acknowledge that they have read, understood and accepted these Terms & Conditions.

Unless otherwise stated, local taxes or government-imposed charges are not included and will be charged separately where applicable.

Earlier check-in may be possible depending on availability but cannot be guaranteed.
Guests may be asked to present a valid government-issued identification document in accordance with applicable Greek legislation.
Standard check-out time:
Until 10:00 AM
Late check-out may be available upon request and subject to availability.

Each accommodation has a maximum occupancy limit.
This limit cannot be exceeded without prior written approval.
Only registered guests may stay overnight.
Children are welcome.
Parents or legal guardians remain fully responsible for supervising minors at all times, particularly in outdoor areas and around the swimming pool.
All indoor areas of THERRA Suites & Sunset Terrace, including guest rooms, suites, bathrooms and interior common areas, are strictly non-smoking.
Smoking is permitted only in designated outdoor areas and guests are kindly requested to dispose of cigarette butts responsibly.
If smoking occurs inside any accommodation or indoor area, THERRA Suites & Sunset Terrace reserves the right to charge the guest for any extraordinary cleaning or deodorisation required to restore the accommodation to its original condition.
Unless expressly agreed in writing prior to arrival, pets are not permitted.
Service animals recognised under applicable law are naturally exempt from this restriction.
A complimentary breakfast basket is provided for all direct bookings.
The basket typically includes a selection of packaged breakfast items, such as:
Guests with allergies, dietary restrictions or special requirements are kindly requested to inform us before arrival.
Daily housekeeping is included.
Towels are replaced as needed. Guests who wish to have their towels changed are kindly requested to leave them on the bathroom floor.
Bed linen is changed periodically according to the length of stay or whenever necessary.
The shared swimming pool is available daily during the published opening hours.
The pool has a minimum depth of 0.25 metres and a maximum depth of 1.50 metres.
Guests are kindly requested to comply with all posted Pool Rules and to use the pool responsibly at all times.
Children under 14 years of age must always be supervised by a responsible adult.
A qualified member of the THERRA team is present on the property during normal operating hours; however, guests remain responsible for their own safety and for the supervision of minors while using the swimming pool and its surrounding areas.
The integrated hydromassage feature may be activated by guests using the dedicated control button. Guests are kindly requested to use it responsibly and in accordance with the posted instructions.

Guests are liable for any damage caused intentionally or through negligence.
To preserve the peaceful atmosphere that defines THERRA Suites & Sunset Terrace, all guests are kindly requested to respect quiet hours between:

During this time, guests should avoid excessive noise, loud conversations, music, parties or any activity that may disturb other guests.
We kindly ask all visitors to respect the comfort, privacy and rest of fellow guests throughout their stay.
Failure to comply with this policy may result in management requesting that the disturbance cease immediately and, in serious or repeated cases, may lead to termination of the stay without entitlement to any refund.
Guests are expected to treat the accommodation, furnishings, equipment and common areas with care and respect.
The registered guest shall be responsible for any loss or damage caused intentionally or through negligence by themselves or by any member of their party.
Where necessary, THERRA Suites & Sunset Terrace reserves the right to charge guests for:
Whenever possible, guests will be informed of any charges together with a reasonable explanation and supporting documentation where appropriate.
For security reasons, only registered guests may access the accommodation units.
Visitors may be admitted only with prior approval from management.
Private events or gatherings require prior written authorization.
The Sunset Terrace and other common areas may occasionally be reserved for private experiences, such as wedding proposals, elopements or small private events.
These events are carefully planned to preserve the privacy and comfort of all guests. Any event taking place within the property will always comply with applicable regulations and respect the quiet atmosphere of THERRA Suites & Sunset Terrace.
THERRA Suites & Sunset Terrace shall not be liable for failure to fulfil its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to:
Guests remain solely responsible for their personal belongings, valuables and travel documents throughout their stay.
THERRA Suites & Sunset Terrace accepts no responsibility for the loss, theft or damage of personal belongings unless such liability arises under applicable law.
These Booking Terms & Conditions are governed by the laws of the Hellenic Republic.
Any disputes shall fall under the jurisdiction of the competent courts of Santorini, Greece, unless mandatory consumer protection legislation provides otherwise.

This Cancellation & Refund Policy explains the conditions governing cancellations, reservation modifications and refunds for direct bookings made with THERRA Suites & Sunset Terrace.
Reservations made through third-party booking platforms remain subject to the cancellation policy selected on the respective platform.
A reservation is confirmed only after receipt of a 30% non-refundable deposit.
This deposit secures the accommodation for the requested dates and is therefore non-refundable under all circumstances except where a refund is required by applicable law.
If the guest decides to cancel the reservation:
Failure to arrive on the scheduled arrival date without prior communication will be treated as a no-show.
The reservation may be cancelled and the accommodation released.
The deposit remains non-refundable.
Guests choosing to shorten their stay after check-in are not entitled to a refund for unused nights, unless otherwise agreed in writing.

Applicable taxes and fees are included or charged in accordance with Greek legislation and will be clearly indicated during the booking process or in your reservation confirmation.
Invoices or receipts are issued in accordance with Greek tax legislation.
Guests requiring an invoice in the name of a company are kindly requested to provide the necessary billing details before or during check-in.
If you believe a payment has been processed incorrectly, please contact us before initiating a chargeback through your bank or card issuer.
